Your roof is only as good as the people who install it — so choose them carefully.
Your roof is the single most important thing protecting your home and family, which means the contractor you hire matters as much as the shingles they install. The good news: you don't need to be a roofing expert to pick a good one. You just need to know what to check and what to ask. Here's the checklist we'd give our own neighbors before they sign anything.
- Verify the license and insurance first. Florida roofing requires a state license. Ask for the license number and proof of general liability and workers' comp, and confirm they're current. If a contractor hesitates here, stop. (Ours is CCC013667 — licensed, bonded, and insured.)
- Look for local roots and longevity. Roofers who've served the area for years have a reputation to protect and won't disappear mid-job. We've roofed Central Florida from our Orlando base since 1972 — three generations of the same family.
- Check real reviews and referrals. Look past the star rating to what neighbors actually say, and ask for referrals you can call. Word of mouth is the truest test in roofing — it's how 95% of our work comes to us. You can start with our reviews page.
- Confirm manufacturer certifications. Certifications mean the contractor is trained to install to spec and can offer stronger warranties. We're GAF Certified for residential and GAF Master Elite for commercial — a status fewer than 2% of contractors nationwide hold.
- Get a written, detailed estimate. A trustworthy roofer puts scope, materials, and price in writing. Vague verbal quotes are where surprise charges live. Be cautious of any bid that's dramatically lower than the rest — it usually means corners are being cut where you can't see.
- Ask about both warranties. You want two: a workmanship warranty (the contractor stands behind the install) and a manufacturer warranty (on the materials). Get both in writing. We offer both, because to us every roof we install is one we still own.
- Notice how they treat you now. The way a contractor communicates before the job is how they'll communicate during it. Do they answer plainly, show up on time, and skip the pressure? How you're treated at the estimate stage tells you almost everything.
- Make sure they stand with you on insurance claims. If your roof has storm damage, you want a contractor who documents it honestly and works alongside your claim — as your roofing contractor, not a public adjuster. We guide Central Florida homeowners through the whole process; here's how that works.
The Short Version
Licensed and insured, local and long-standing, real reviews, manufacturer-certified, everything in writing, both warranties, no pressure, and there for you at claim time. Find all of that in one roofer and you've found a good one.
