Hiring a roofer should feel reassuring — not risky. Here's how to make sure it is.
For a lot of Central Florida homeowners, hiring a roofer feels like a gamble — usually because they've heard the horror stories: the contractor who vanished after the deposit, the "repair" that leaked by the next storm, the price that doubled halfway through. After more than 50 years roofing homes across Orange, Seminole, Volusia, Osceola, Lake, and Brevard counties, we've seen what goes wrong and what separates a roofer you can trust from one you can't. Here are the ten problems to watch for — and how to sidestep every one.
- The storm-chaser who disappears. After every Florida storm, out-of-town "roofers" flood the area, collect deposits, and leave. Avoid it: hire a local company with a real address and a long track record. We've been in Orlando since 1972.
- No license or insurance. An unlicensed roofer puts the liability on you. Avoid it: ask for the Florida license number and proof of insurance before any work starts. (Ours: CCC013667.)
- The vague, verbal estimate. "It'll be around X" is how surprise charges happen. Avoid it: get a written, itemized estimate that spells out scope, materials, and price.
- Cutting corners on materials. Cheap underlayment, the wrong fasteners, or skipped flashing don't show on day one — they show in the next downpour. Avoid it: ask exactly what's going on your roof and why. We're GAF certified and don't skimp on the parts you can't see.
- Pressure and scare tactics. "You have to decide today" is a sales tactic, not roofing advice. Avoid it: work with a company that gives you an honest assessment and lets you decide at your own pace.
- Skipping the real inspection. A glance from the driveway misses what actually causes leaks. Avoid it: insist on a thorough inspection of flashing, pipe boots, valleys, fasteners, sealant, and ventilation.
- Poor communication. The roofer who won't return calls before the job will be worse during it. Avoid it: judge responsiveness early. If you can't get a straight answer now, you won't later.
- No warranty — or one you never see. A confident roofer stands behind the work in writing. Avoid it: get both the workmanship and manufacturer warranties in writing. We offer both.
- The insurance-claim runaround. Storm damage gets complicated, and some contractors leave you to fight the claim alone. Avoid it: choose a roofer who documents damage honestly and works alongside your claim, as your contractor — not a public adjuster. Here's how we help.
